Keeping terrace walls weathertight

A terraced house only has a front, a back and sometimes a gable, so each of those walls has a lot of work to do in keeping out rain. When the joints in them open up, water finds its way through to plaster, timbers and window reveals.

We cut out the failing joints and repoint them through our brick repointing service. Older brick and stone usually suits a softer mix, and our lime pointing service is there for walls that were first built in lime.

Back yard walls on terraces often lean or lose bricks over time, and rebuilding garden and yard walls is something we do as well. If a window head has cracked, see our page on lintel repair in Blackburn.

Pointing long rows of brick and stone

Blackburn's mill-town terraces run in long rows, mostly red brick with some stone. The mortar on them was originally lime, and where it survives it is often soft and powdery rather than gone. Where it has been patched in strong cement, the bricks either side tend to lose their faces first.

Stone fronted houses need a different touch. The joints are often wider and less regular, and a hard grey cement smeared over the face of the stone traps water behind it. We rake these out and repoint in lime, keeping the joint slightly back so the stone edges stay clean.

Signs a terrace wall is letting water in

  • Powdery lime washing out of the joints
  • Stone faces hidden under smeared cement
  • Bricks crumbling next to hard patches
  • Damp along the bottom of an inside wall
  • Back yard wall leaning or bowed
  • Moss along the top of a gable

How a terrace repoint runs

  1. Tell us the walls

Photos of the front, back and any gable let us see what each side needs.

  2. Pick the mortar

We match lime or cement to the brick or stone and to the old joints.

  3. Clear the joints

Old pointing is cut out cleanly without chipping the brick or stone edges.

  4. Point and finish

Joints are filled, tooled to match the row and the wall is brushed down.

Blackburn repointing FAQs

Can you repoint a stone fronted terrace?

Yes. Stone needs a soft lime mix and a careful rake out, because hard cement on stone tends to trap water behind the face. We keep the joints neat and avoid smearing mortar over the stone.

One chimney stack serves both our house and next door. How is that handled?

A shared stack is usually split between the two owners, and it is worth agreeing that with your neighbour before work starts. We can price the whole stack so you both know the figure.

How much does repointing a Blackburn terrace cost?

Repointing one face of a Blackburn terrace, front or back, costs from £1,850, or from £3,700 for both. Tall gables, chimney stacks, scaffold over a back yard or bricks that need cutting out and replacing take the price above that.

Why is the mortar on my house soft but not missing?

Old lime mortar often turns soft and powdery long before it falls out. If you can push a key into it easily, water is getting in, and the wall is due for repointing.

Can I get the back done now and the front later?

Yes. Many owners spread the work over time. We match the mix on the second job to the first so the house looks consistent.
